Foreigner Bridging Loans

Our Foreigner Bridging Loans are designed to assist non-Singaporean investors in quickly securing property or raising short-term capital in Singapore's real estate market. Foreign buyers often face extra hurdles with local banks, so we offer an alternative: fast, asset-based financing from $1 million upwards (up to $100 million or more for prime assets) to bridge your funding needs. Whether you're an expat investor needing to act on a prime condo purchase or unlocking equity from a property as a foreign owner, our bridging facilities come with swift in-principle approvals, high leverage (up to ~70% LTV), and flexible terms – helping level the playing field for overseas clients in Singapore.

FAQs

I am a non-resident foreigner with no Singapore income. Can I still get a property loan here?

Yes. Singapore banks heavily restrict lending to non-residents and require local income proof. We do not. As an asset-backed private lender, we look at the property value and your exit plan rather than your local payslip. Our portfolio includes clients from Malaysia, India, the UAE and Europe who used us to buy or refinance Singapore real estate.

Can the 60% Foreigner ABSD be financed inside the loan?

No. The 60% Additional Buyer’s Stamp Duty must be funded separately by the buyer and cannot be included inside our loan advance. We can still review a foreigner bridge loan against the Singapore property itself, provided the ABSD and required equity are covered and there is a clear exit through private bank refinance, sale or offshore funds.

I own the Singapore property through a BVI or Singapore SPV. Does that work?

Yes. Corporate, trust and SPV ownership is normal for our foreign clients. We lend to BVI, Cayman, Singapore Pte Ltd and family-trust borrowers, taking first charge over the Singapore property and personal or corporate guarantees as appropriate. Our legal team works alongside your tax and trust advisors to keep the structure clean.

What documents do you need from an overseas borrower?

For an indicative term sheet, we only need a property fact sheet, basic KYC (passport, company registration, beneficial-owner ID) and a one-line note on the use of funds and exit. Full underwriting later requires a Singapore valuation, title search and supporting financial documents. We send a tailored checklist once the term sheet is signed.
