FAQs

Which Good Class Bungalow areas does Rikvin Capital fund?

We fund GCBs across all 39 designated GCB Areas, including Nassim, Binjai Park, Cluny Hill, Holland Rise, Caldecott, Bishopsgate and Sentosa Cove. Recent funded deals include a $20 million GCB at Binjai Park and prime Holland Road residential. See the Portfolio for live examples.

What interest rate should I expect on a GCB short-term loan?

GCB rates typically start from around 0.6% per month (about 7.2% per year) and vary with loan-to-value, term length and the strength of the exit. For ultra-prime collateral with a clear bank-refinance exit, the rate can be lower. Higher-risk situations or shorter terms cost more. Interest can be paid monthly or rolled up to maturity.

Only Singapore Citizens can own GCBs. Does that affect my eligibility?

GCB ownership is restricted to Singapore Citizens, with rare ministerial approvals for foreigners. On the lending side we can fund the Singapore-Citizen owner directly, or a SPV or family trust where the beneficial owner qualifies. We work alongside private bankers and family-office advisors to keep the structure compliant.

What is the maximum loan size on an ultra-prime landed home?

Single-deal loans go up to $100 million on prime GCB collateral, with up to 70 to 80% loan-to-value depending on tenure, location and exit. We have structured larger loans on a syndicated basis for exceptional assets. If your deal sits above this range, contact us to discuss the right structure.
